Welcome to Downtown South - home to Library Square, the Granville Entertainment District,
BC Place and GM Place. Still in its infancy as a residential neighbourhood, the look and
feel of the area is changing literally monthly as more and more permanent residents take
occupancy of their new homes. Within a few blocks of the business district and with all
the city's nightlife at your fingertips, this is the perfect spot for a base in town.

Almost without exception if you purchase a home in Downtown South it will be a strata title,
reinforced concrete, high rise and less than 10 years old. There are many similar towers here.
They offer affordable living for owner-occupiers or an excellent rental return for investment
owners. The trick here is to ensure that the unit you purchase will stand out when you come
to sell. With so much competition already built and more to come this is very important.
It might be a good floor plan, deck space, a secure view (be very careful to do your
research if you are paying for a view), or anything unique and different that sets it
apart from the competition.

Watch for listings in these buildings. They may not reach the market as frequently as some but are well worth waiting for:
889 Homer Street. Designed by renowned architect Bing Thom, just 3 suites per floor, large
1 bed + den plans (1000-1100 sq ft) and 2 bed + den (1220 sq ft). Excellent floorplans. Clean building history.
High percentage of owner occupiers.
Metropolis. 1238 Richards St. One of just three loft high-rises in Vancouver (all in Downtown
South), and much the best finished of the three. Build around the old Canadian Linen building, the tower
itself is more recognizable that most with an art-deco motif reminiscent of the Burrard Bridge. Full
range of floorplans, most on two levels (400-1600 sq ft approx).
Mondrian. , 969 & 989 Richards St. Bosa Venture's best Downtown building. Clever and imaginative
floorplans (most under 1000 sq ft), quality finishing and solid concrete exterior.

Parks/Recreation
Two parks have been proposed by the city for this neighbourhood - one on the block bound by
Richards/Seymour and Helmcken/Davie (phase 1 completed 2003). The other has yet to be
confirmed. David Lam and George Wainborn parks on the Sea Wall are close by.

- Dave Street - restaurants, coffee, fast food, Nesters, Choices and Urban Fare supermarkets.
- Granville Street - cafes, coffee, theatres, Pacific Centre, department stores
