Welcome to False Creek - home to Granville Island, the Sea Wall, Charleson Park and one of
the friendliest communities in the city. Bound by 6th Avenue to the south and the water
itself to the north, the majority of the residential section of False Creek has limited
access for cars, making it surprisingly peaceful for such a central location. Granville
Island, with its many galleries and Emily Carr Institute of Art and Design, has drawn a
large artistic community to the area. Retirees also enjoy the convenience of the "pedestrian"
lifestyle, as so the many young families who have made this their home. The jewel in the
crown is Granville Island Public Market equally used and enjoyed by both locals and
tourists alike.

The main choices in your property search in False Creek are:
- Apartment vs. townhome
- Reinforced concrete construction vs. wood framed construction
- Leased land vs. fee simple/freehold land
The City of Vancouver has retained the freehold interest to the majority of
the land in False Creek. Some of the leases were pre-paid originally by the
developer - some were not. Many of the lease payments are under review in the
next few years, so do your research and do not rule out the option of prepaying
the lease early. At each end of False Creek there are a handful of buildings on
freehold land. These command a premium, as most are also reinforced concrete
construction.

Watch for listings in these buildings. They may not reach the market as frequently as some but are well worth waiting for:
The Harbour Cove. 1450/1470/1490 Pennyfarthing Drive. Prestigious concrete freehold strata with
large contingency fund. Large suites, many with water views. Perfect for those downsizing from a house.
The Island Cove. 1515 West 2nd Avenue. By the entry to Granville Island, concrete, freehold and
affordable. 700 square feet and up. Decks with views from north facing suites.
