Welcome to Kitsilano - South of 4th Avenue or "Upper Kits". Traditionally a popular neighbourhood for young families, Upper Kits literally has something for everyone - proximity to the beaches, UBC, schools, restaurants, and shopping galore. West Broadway and 4th Avenue are the traditional focus points, both active and exciting thoroughfares offering an excellent selection of cafes, restaurants and boutique stores. Expect to see the greatest changes around Broadway and Arbutus as the Arbutus Walk neighbourhood attracts new high profile retailers.




The architecture is a fair reflection of the community. There is something here for everyone - single family homes in numerous styles, attached half duplexes, strata townhomes and condominiums. Until recently the first choice in condos here was the older stratas of the late 70's, wood frame low-rises most of which have withstood the test of time (and the climate) very well. Some of the subsequent buildings have not fared so well.

In the late 90's the old Carling Brewery site at 12th and Arbutus was rezoned and opened an entirely new area for residential development. 11th Avenue was closed off and turned into a public greenway leading into Connaught Park. A number of developers acquired parcels with "arbutus Walk" - the largest being Intergulf Cascadia and Concert (formerly Greystone). Many of the buildings were built to a high specification including a number of concrete low-rises. Completion of the final complex took place in 2002.

Savona. 2175 Salal Drive. This realtor's favourite building in Arbutus Walk. Italian style low rise by Concert. Super finishing and gorgeous lobby.
